Land east of Lodge Road, Hurst
Our Initial Framework Plan
We consider that a maximum of 300 homes could be provided on the land east of Lodge Road, alongside nearly 7 acres of publicly accessible open space. A development of 300 homes would provide at least 105 affordable homes (35% of the total, in line with current council policy), and a Community Infrastructure Levy (CIL) value of circa £7 million.
Our initial framework plan shows how a development of 300 homes could be laid out:
Key elements of the initial framework plan include:
- Up to 300 homes (limited to the beige areas on the plan)
- Vehicle access from Lodge Road only
- Public open space linking Lodge Road with Tape Lane, including a large central area (‘Eyre Garden’)
- Three pedestrian / cycle access points from Tape Lane
- An off-road foot & cycle path along the length of Tape Lane
- A new pedestrian crossing on Lodge Road, connecting with the footpath network to the west
- An attenuation basin in the western part of the site, to control surface water run-off
- All TPO and other high-quality trees retained along with new boundary planting, particularly along Tape Lane
- Land for an expansion of the Tape Lane allotment area & small parking area (if desired)
